A Holding Deposit is required from all applicants after their offer has been accepted by the landlord. This deposit is equivalent to one weeks’ worth of rent and will form part of your first month’s rent, following successful referencing. If references fail due to false or incorrect information on your part or indeed you pull out of the application, some or all of your holding deposit can be withheld at the Agents discretion.
All rental payments and security Bonds are required as cleared funds on the tenancy commencement date. Security Bonds are equivalent to five weeks worth of rent and required to be registered with one of the three governing bodies, Always Lettings & Management use the DPS.
Our referencing company utilises the "open banking" option which can speed up a successful application.
We will require proof of ID; Passport Photo / Drivers Licence and proof of current address; Drivers Licence / Utility bill or bank statement dated within 3 months. This is provided direct to the Referencing company.
Prior to the move in all applicants are required to attend the office with their passport and go through the Share Code checks on the Gov website.
On the day of the move in, an appointment will be made to meet you at the property to hand over keys and all relevant documentation. We will take meter readings, test smoke alarms and Carbon Monoxide alarms. Any inventories provided are to be returned with your comments within 48 hours.
Tenant Fees:
Company Let - £350.00 + VAT (£420.00) per tenancy
Variation of Contracts - £50.00 + VAT (£60.00 INC)
Change of Tenants / Sharer - £50.00 + VAT (£60.00 INC)
Rent Arrears - Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.
